Chilliwack home prices kept easing through the summer. Here is where the market stood in August 2026, what it means if you are buying or selling this fall and where the most homes are for sale right now.

Every home type is cheaper than a year ago. Detached homes and townhomes have moved the most, while apartments have held up a little better. A benchmark is a typical home, not an average of everything that sold, so it is a good way to see direction without a few luxury sales skewing the picture.
How many homes are for sale
As of October 1, 2026 there were 1,190 homes for sale across the 29 neighbourhoods on my Chilliwack map. That is plenty of choice, and it is the main reason prices have softened.

What it means for buyers
More listings and softer prices give you time to compare and room to negotiate, especially on homes that have been sitting. Ask for subject clauses you might have skipped two years ago, like financing and inspection. The best homes still sell quickly when they are priced right, so have your pre approval ready.
What it means for sellers
Pricing is everything in a market like this. Buyers can see the competition, and homes priced above recent sales tend to sit and then sell for less. Clean presentation, great photos and video and a price based on what is actually selling nearby make the difference.
