The best neighbourhoods in Chilliwack for families are Promontory, Garrison Crossing, Sardis and Vedder, with Rosedale and Yarrow for families who want more space. Each one puts an elementary school, parks and everyday shopping within a short drive or walk. The right pick comes down to your budget, the school you want and how much yard you need.
I was born and raised in Chilliwack and grew up on acreage here, and now my wife and I are raising our own family in the valley. Here is how I walk families through the choice, neighbourhood by neighbourhood, with what homes cost right now.
What families pay in Chilliwack right now
Current market stats put the benchmark detached home in Chilliwack at $861,300 in September 2026, about 4.6% lower than a year earlier. The benchmark townhome sits at $580,600. Most families I work with land in one of two budgets: a townhome between $500,000 and $650,000, or a detached home between $750,000 and $1,000,000. Prices are softer than last year and there is good choice, so families have more time to decide and more room to negotiate.
Promontory: newer homes, views and two schools on the hill
Promontory sits on the hillside above Sardis. Most homes were built from the 1990s on, so you get open layouts, double garages and plenty of townhome complexes for a first family home. Promontory Heights Community Elementary is up on the hill, and Mount Slesse Middle School is at the bottom on Tyson Road. The streets are quiet, the views over the valley are lovely and Vedder Road shopping is about five minutes down the hill.
Worth knowing: the hill gets snow and ice before the flats in winter, and some lots are steep with small backyards. If a flat yard for the kids matters, ask me to filter for it.
Garrison Crossing: walkable, planned and close to the river
Garrison Crossing was built on the old Canadian Forces Base Chilliwack, and it feels like a small village. Sidewalks, green spaces and the heritage buildings tie it together, and you can walk to coffee, groceries and the Vedder River. The Vedder Rotary Trail runs along the river for an easy family bike ride. Homes range from townhomes and rowhomes to detached homes on smaller lots, and many have lane access garages.
Sardis: the middle of everything
Sardis is where a lot of Chilliwack families end up, because everything is close. Sardis Elementary and Sardis Secondary are both here, along with Sardis Park, the sports fields and the shops and restaurants along Vedder Road. The Great Blue Heron Nature Reserve is a short drive away for a Saturday walk. You will find older ranchers with big lots on the established streets and newer subdivisions further south, so the price range is wide.
Vedder: river trails and room to grow
Vedder runs along the Vedder River on the south side of Sardis. Vedder Elementary and Vedder Middle School cover the younger years, and the river trails, Cultus Lake and the Chilliwack River Valley are all close for weekends. There is a good mix of family homes with suites, which can help with the mortgage while the kids are small. Nearby Rivers Edge adds newer homes right beside the river.
Rosedale and Yarrow: space, quiet and a small school
If you want a bigger yard, a shop or a few acres, look east to Rosedale or west to Yarrow. Both are small communities with a school at the centre: Rosedale Traditional Community School runs from kindergarten to grade 8, and Yarrow Community School covers the elementary years. Kids can ride bikes on quiet roads and you are still about 15 minutes from Sardis. I grew up on acreage, so I know the trade off well: more space and freedom, and more driving to practices and lessons.
How to choose between them
- Want to walk everywhere: Garrison Crossing or central Sardis.
- Want a newer home with a view: Promontory.
- Want a suite to help with the mortgage: Vedder and Sardis have the most choice.
- Want land and a slower pace: Rosedale, Yarrow or acreage around Chilliwack.
- Commuting west: Sardis, Vedder and Garrison are close to the Vedder Road and Evans Road highway interchanges, which saves time every day.
Catchment lines change from time to time, so always confirm the school for a specific address with the Chilliwack School District before you write an offer. I check this for every family I work with.
Every home I list gets a cinematic video, and I bring the same eye to the homes I tour with buyers.
