Chilliwack Real Estate Market Update: September 2026

Aerial view of downtown Chilliwack with the mountains behind

Chilliwack prices held steady in September 2026 after a long slide, though every home type is still cheaper than a year ago. Here is where the market stood, what it means if you are buying or selling this fall and where the most homes are for sale right now.

Benchmark prices

Detached$861KDown 4.6% from a year ago
Townhome$581KDown 6.2% from a year ago
Apartment$388KDown 7.2% from a year ago
All homes$703KDown 5.0% from a year ago

Current market stats: MLS® Home Price Index benchmark prices for Chilliwack, September 2026, compared with September 2025.

The bigger story is the month to month change. The detached benchmark ticked up slightly from August, and townhomes barely moved. Apartments were the exception, down 3.3% in a single month. After a summer of steady drops, detached and townhome prices look like they are finding a floor. A benchmark is a typical home, not an average of everything that sold, so it shows direction without a few luxury sales skewing the picture.

How many homes sold

165 homes sold in September, 13.2% fewer than September 2025. Detached homes made up 98 of those sales, townhomes 30 and apartments 27. Apartment sales were actually up 8% from last year, so buyers are still active at the lower price points.

How many homes are for sale

At the start of October there were about 1,190 homes for sale across the 29 neighbourhoods on my Chilliwack map. With 165 sales a month, that is roughly seven months of supply, which is a buyer’s market by any measure. The most listings are in Chilliwack Downtown, Promontory, Midtown and Vedder.

What it means for buyers

You have time and choice. Use it. Most sellers will negotiate on price and terms, and you can keep subject clauses for financing and inspection in your offer. If prices are settling, this fall may be a window before spring buyers return. Get your pre approval in place so you can move when the right home shows up.

What it means for sellers

Buyers are comparing a lot of homes, so pricing and presentation decide who sells. Price from recent sales near you, not from last year’s highs or from neighbouring asking prices. Then give buyers a reason to book: strong photos, a floor plan and a cinematic video, which I make for every listing. If you want to know where your home sits today, request a home value report or send me a note.
